Put my house in Edmonton, AB, and increase that to about $450K

That's a bit high, I spend a bit of time there and for that size (and I'm guessing 2 Bedrooms, 1-1.5 bathrooms) you'd be looking at $370,000 on the high side of things. Most houses in Edmonton with that sq. footage usually run from $240-370k depending on the age and area.

Stay put and save man... I moved out on my own when I was 15, and definitely regret it.
